Tenancy is Simple & Straightforward To Rent our Property

  • please fill the application form and provide the documents.
  • You also have to pay an agreed amount as a holding deposit (non refundable in case you change your mind later).
  • Balance rent and deposit can be paid on date as signed in contract.
  • Our bank details are on the Contract document.
  • Thereafter we stop marketing the property to enable you to finish the formalities ASAP.
  • Based on your documents we confirm or deny the tenancy.

To carry out the mandatory credit checks, we will also require you to fill the relevant columns of the form:

The documents required for signing the Contract are: 
  • A photocopy of any one form of identification which clearly shows your full name and permanent home address (Drivers license, utility bill, bank statement etc).
  • Proof of sufficient funds ( normally 2.5 times the rent.
  • A completed tenant application form and guarantor form accompanied by any additional documents/parents identification.

For Students we additionally require:

  • A photocopy of your Work reference/university student ID card (both parts).
  • An email from your University confirming your acceptance and payment of Course fees will also suffice to confirm your reservation.
  • However on joining you are required to email us your student photo id to confirm that you have physically joined the University.
  • For foreign students please send us the passport and visa details.
Payments:

First month rent if you are moving into a property immediately. All rents to be paid by Standing order thereafter. Any late payments will incur costs and will be charged as per contract. This will also affect your referencing.

Checking in

We do not have long drawn out inventory forms. Our representative will accompany you to the property for a mutual inspection;

  • major appliances will be checked;
  • condition of furniture and furnishings will be agreed upon and recorded;
  • photographs and a video of the property will be taken which will be emailed to you and the Landlord as a record for future disputes.

We will then handover the keys, record the meter readings, provide details of the utility providers and ask you to inform the Council for Tax change

Repairs

Call us , write us or send us an email to deal with any issue during working hours (Monday to Friday 10 am to 5 pm) In an emergency call or text.

Your Responsibilities

You should give your landlord access to the property to inspect it or carry out repairs. Your landlord has to give you at least 24 hours’ notice and visit at a reasonable time of day, unless it’s an emergency and they need immediate access. Coronavirus has not changed these rules, so you should work with your landlord to make sure that any visits are for an urgent reason (for example, you do not have hot water, heating or toilet facilities).

Follow NHS guidelines if the visit must happen. You can read the coronavirus and renting guidance for tenants and landlords.

You must also:

  • Take good care of the property, Pay Council Tax and utility bills in time
  • Follow basic rules - for example turn off the water at the mains if you’re away in cold weather
  • Keep the Garden and soroundings clean and rubbish free.
  • pay the agreed rent, even if repairs are needed or you’re in dispute with your landlord
  • pay other charges as agreed with the landlord, for example Council Tax or utility bills
  • repair or pay for any damage caused by you, your family or friends
  • only sublet a property if the tenancy agreement or your landlord allows it

Coronavirus has not changed your responsibilities - continue to pay rent to the best of your ability and speak to your landlord if you cannot.

Your landlord has the right to take legal action to evict you if they need the property back or if you do not meet your responsibilities.
